Vrbo's 2026 commission: what changed on 29 October

Vrbo pay-per-booking hosts now pay a single commission that includes payment processing. Here is the change in plain numbers, and what you can do about it without leaving Vrbo.

The change

Before, pay-per-booking hosts paid 5% commission plus 3% payment processing, so you kept about £92 of every £100.

From 29 October 2026 there is one all-in commission. 12% is the headline rate. In parts of Europe it can be up to 15%, so a Spanish or Portuguese villa may sit higher than a cottage in Devon. Your dashboard shows your exact rate.

Three details that matter

Booking date, not stay date. A booking made on 30 October for next August pays the new rate.

Subscription hosts move to the new model when their current term ends.

Rate parity. Skift reports the new terms include rate parity. Check your terms before you price other channels differently.

What it costs, in pounds

Old means the previous 8% (5% plus 3%). Run your own numbers at mystay.direct/host-fee-calculator.

  • Ā£8,000 a year on Vrbo: about Ā£640 before, Ā£960 at 12%, Ā£1,200 at 15%.
  • Ā£15,000: about Ā£1,200 before, Ā£1,800 at 12%, Ā£2,250 at 15%.
  • Ā£25,000: about Ā£2,000 before, Ā£3,000 at 12%, Ā£3,750 at 15%.

How it compares

Airbnb is moving many hosts to a host-only fee of around 15.5%. Booking.com is typically around 15%, depending on the market.

Every platform charges because they bring new guests, and that is worth paying for. The expensive part is paying commission on guests who already know you.

Sensible options

Keep Vrbo for discovery. Use your own link only for guests who did not start on Vrbo.

  • Keep Vrbo for discovery, and review your minimum stays and prices under the new fee.
  • Give returning and referred guests your own booking link, where no platform commission applies. Never move a booking that started on Vrbo off the platform.
  • Spread across channels so one fee change does not decide your year.
