Put the registration or licence number on the guest page

This is not legal advice. Short-term rental rules in Spain sit with the state, your autonomous community and sometimes the town. In May 2026 the Supreme Court annulled part of the national unique register. MyStay only displays the number you type.

Three numbers people mix up

The first is the regional tourist licence or registry entry. Names differ: vivienda de uso turĂstico in some communities, other labels elsewhere. This page will not pretend to list today's requirement for every region. Check your community's tourism register and, where the city has its own rule, the town hall.

The second is the national number from Royal Decree 1312/2024 of 23 December 2024. It created a digital one-stop shop for short-term rental data and a unique registration procedure, to apply EU Regulation 2024/1028. It took effect on 2 January 2025, with operative effect from 1 July 2025. For a time it was described as a national number, often via the land registry, required before advertising a short stay on platforms.

The third is not a listing number. It is the guest-identity report many hosts know as Hospedajes. That says who stayed. MyStay does not file those reports.

What the Supreme Court annulled in May 2026

Judgment 620/2026 of 19 May 2026 partly upheld the Valencian government's challenge. It is in the official gazette as BOE-A-2026-12300. It annulled the parts of Royal Decree 1312/2024 that created the unique registration procedure and the duty to register in the land registry or the movable-property registry in order to obtain a number and advertise a short-term rental on online platforms. The court held that the state lacked the power to lay that register over the regional tourist-housing registers.

It did not strike down the whole decree. The judiciary's note says the digital one-stop shop, the platforms' data-sharing duties and the statistical reporting remain. If a ministry page still says the unique number is indispensable, read the judgment as well. Official explainers can lag a nullity.

That does not mean you may advertise with no number at all. It means the specific national procedure the judgment annulled cannot be treated as still in force. Regional and local authorisation is a separate layer. A local adviser can say which paper is yours. MyStay cannot tell from a postcode.

What MyStay does with the number

The property form has a field for the tourist licence or registration number. What you type is shown on the guest page. A second field holds other legal notes. If the field is empty, the page does not invent a number.

MyStay does not file the registration, query the digital one-stop shop, check that the number exists, or refuse to publish an empty field. A pasted Airbnb, Booking.com or Vrbo listing can copy a number out of the source text. Describing the place does not import one: you type it. Read it before you go live.

Showing it on your site does not replace showing it on Airbnb or Booking.com if those platforms ask. And showing it does not prove the home is authorised. It proves you typed the text.

  • One text field, visible to the guest
  • A separate note for other legal details
  • No automatic filing
  • No check that the number is real

Using the field without turning the site into a legal opinion

Type the number as it appears on the decision or register extract. If you are unsure which document to show, leave the field empty until you know. The draft can wait.

The MyStay preview is free and does not send the number to an authority. Publishing, with Paddle and the 7-day trial, is not a tourism filing either. The software fee is ÂŁ14.99 a month for one listing. Your administrative position is separate.

If a local rule changes after you publish, edit the field. There is no alert when a new ordinance appears. This guide is dated October 2026. If you read it later, go back to the judgment and your regional register before you trust the summary.

What is safe to say

The product behaviour is known. The legal duty is not something this page can settle.

01

You show what you already have

The number is typed and displayed. It is not generated.

02

Part of the national register was annulled

The 19 May 2026 judgment removed the unique registration procedure. The digital one-stop shop was not struck down entirely.

03

The regional licence is a different paper

It still depends on your community and sometimes the town. This page does not list them.

FAQ

Does MyStay issue the registration number?
No. It does not apply, look up registers, or validate the number. It shows the text you save.
Is the Royal Decree 1312/2024 number still required?
Judgment 620/2026 annulled the unique registration procedure and the registry filing used to obtain that number for platform listings. It did not repeal every national or regional duty. Read the judgment or ask an adviser. This is not a legal opinion.
Does MyStay file guest reports with the police?
No. That reporting is a separate process and is not part of the product.
Do I need the number to preview the site?
No. The draft is free. The 7-day subscription trial starts when Paddle collects a card to publish, whether or not the field is filled.
